The Area

Westbrook Green is located in North Littleton, a semi rural location, within a cluster of 3 villages known as North, Middle and South Littleton. Here you will find a NT Tithe Barn,  church, the Ivy Inn, a farm shop, post office and newsagents. The shops and facilities in Evesham and Stratford upon Avon are within easy reach. Within 15 minutes drive you can visit the Cotswold villages of Broadway and Chipping Campden.

Local social activities include a Wednesday Club and Tennis & Bowling clubs. Anglers note that the River Avon is only a two minute drive from Westbrook Green. Local buses run from the main road, approx. 5 minute walk away.

Unlike many 'Park Home' sites Westbrook Green is very low density with only 12 homes. Westbrook Green has full planning permission for full residential occupancy, we are not a holiday park claiming you can 'live on site' so there is no need to worry about that inevitable 'knock on the door' from a planning officer telling you that you cannot live full time in the home you purchased!  Set in the very centre of the village, in this semi rural environment we are probably the Littletons 'best kept secret' as we are not visible from the roadway. Without any major roads locally this is an exceptional place to live  - one of the few places left where the bird song is louder than the traffic noise! Westbrook Green has block paved roads with kerbs, parking spaces and lighting has been installed to an exceptional standard.


Facts and Figures

Council Tax: Most Park Homes are band A - in 2017 this means Council Tax is £1063.27pa.

Water: Individually Metered. Charged at the same rate Severn Trent charge Westbrook Green.

Electric: Site supply, individually metered, which is charged at the same rate as our supplier - but good news here is that we divide any standing charges amongst the plots.

Gas: LPG - supplied by Calor at a 'group rate' which should rmain a competitive price

Site fees: £145.43 (from March 2017) per month increasing in line with the RPI annually.

Mobile Home Act Agreement: This is the important document which allows you to occupy the home indefinately - subject to meeting the terms of the agreement.

Site Rules - you agreed to abide by a set of rules, which are generally there to create a good environment for all home owners. A full copy on request. The main rules: 1 pet only, no bonfires, no commercial vehicles. Minimum age of occupants 45 years to reside here. (This does not preclude say, Grandchildren visiting for holidays etc).
